The first quarter of 2024 showed a notable 10.2% increase in rents for modern office spaces, with central areas in Attica reaching 21.83 euros per square meter per month, a stark difference from last year’s 19.8 euros, while the average yield remained steady at 6.58%.
Downtown Athens saw the highest office rents at 29.5 euros/sq.m./month, up from 25 euros/sq.m./month, with a yield of 5.8%. North-east regions, such as Kifisias, Attiki Odos, and Mesogeion, followed with 29 euros/sq.m./month, compared to 25 euros last year, and a yield of 6%.
In the northern areas, office rents were the lowest at 16 euros/sq.m./month, unchanged from last year, with a yield of 7%. Rents on Syngrou and Vouliagmeni avenues increased to 24 euros/sq.m./month from 22 euros, with a yield of 6.3%. In Piraeus, rents remained stable at 18 euros/sq.m./month, with a yield of 6.9%, and in other areas, rents rose to 14.5 euros/sq.m./month from 13 euros.
