A Zillow analysis of 5.6 million rental listings reveals shifting preferences among renters, with traditional luxury amenities like fitness centers and pools overshadowed by more practical and community-oriented features.

The analysis, which used listing data from almost 5.6 million homes listed for rent between June 2023 and May 2024, found that top priorities include off-street parking and in-unit laundry, in line with recent demand for amenities reminiscent of hotels and serviced apartments, as well as communal areas that are pet-friendly and can host happy hour events. This trend for unique features that also offer opportunities for community interaction suggests that renters are now looking for a combination of amenities, especially in upscale properties.

Air filtration is also highly desirable among renters, as it became more and more popular during the pandemic, but also helps mitigate the impact of wildfire smoke. In contrast, business centers have become less appealing, while coworking spaces within buildings are attracting interest. Modern farmhouse elements, such as like sophisticated countertops and sliding barn doors also seem to significantly boost engagement.
