Starting today, applications for ENFIA (Unified Property Tax) reductions for insured residential properties can be submitted for the 2025 tax year. The process follows the new guidelines set out in the (A.1002/2025) Decision by Deputy Minister of National Economy and Finance, Christos Dimas. The updated conditions and procedures apply to individuals with properties insured against natural disasters.

A 20% reduction is applicable to properties with a taxable value up to €500,000, provided they are insured for at least one year against earthquakes, fires, and floods, whereas a 10% reduction will be applied to properties valued over €500,000, under the same insurance conditions. Proportional reductions will be available for policies with shorter durations, with a minimum coverage period of three months.

The application and verification process is as follows:

1. Submission by insurance companies: Insurers were required to send details of insurance policies covering natural disaster risks to the Independent Authority for Public Revenue (AADE) by January 10, 2025.
2. Taxpayer applications: Property owners must submit applications for ENFIA reductions, corrections, or modifications through the digital portal myAADE by February 14, 2025. The path is: Applications > Popular Applications > myPROPERTY > ENFIA Reduction for Insured Properties.
3. Insurance confirmation: Insurance companies must confirm the submitted data by February 28, 2025.
4. AADE Verification: The AADE will verify eligibility and grant reductions during the first central clearance of ENFIA payments.

To simplify the process, taxpayers whose insurance details were submitted by their insurers may find their applications pre-filled. These applications will include information from the previous year and updated insurance details.

The reduced ENFIA tax is a continuation of the government policy to provide incentives for citizens to insure their property against natural disasters. According to government officials, building on the experience of last year’s process, the aim for 2025 is to make it easier for eligible taxpayers to apply, by collaborating with insurance companies.
